Can you help me get planning permission if I do need it?Yes - working with a local specialist we can create a design for your garden room and apply for planning permission and building control approval if neccessary. Our architectural partner is well-versed in what is likely to be acceptable to the local authorities and what is not, so we usually have a decent success rate.

Do I need planning permission for my room?Most of the time, no - thanks to permitted development rights which allow certain types of buildings to be built without the need for planning approval. These rights apply to most homes in the UK however there are exceptions like listed buildings, areas of outstanding natural beauty and ground floor flats. To build under permitted development we have to work within two contraints, outlined below. Our buildings are usually designed to fall within these restirctions. Garden Room Area: Your garden must not occupy more than 50% of your properties surrounding land. Included in this 50% limit are extensions, sheds and decking areas. Height limit: If your planned garden room will be within 2m of a boundary, the maximum height of your planned garden room is limited to 2.5m (measured from the highest adjacent piece of land). If your garden room will be more than 2m from any boundary, then the maximum height is increased to 3m in most cases.

How long does it take to build a garden room?Most of our structures are completed within 2-3 weeks. Larger projects can take a bit longer We do not run more than one project at any given time - you are our focus until we finish.

What areas do you cover?We are based in Eastbourne, East Sussex and build garden rooms in Eastbourne as well as througout East Sussex.

Do I need building control approval?Most garden rooms are exempt from building regulations that apply to dwellings in the UK, as long as they comply with some limitations: Size & position: Buildings with internal floor areas up to 15 sq. meters can be positioned as close to your boundary as practically possible Buildings with internal floor areas between 15 sq. meters and 30 sq. meters, must be positioned 1m away from any boundary. Buildings with internal floor areas of 30 sq. metres or more must have building control approval.
